Tuscany Homeowners' Association Meeting

The board will discuss its current activities and homeowners will need to vote on:

1) funding the playground
2) waiving an HOA audit

  Redmond Police Department Alert on Vehicle Prowls

Redmond Safety Alert# 14353, Location:98052, 98053, General Information

From Dec 29 - Feb 23, we've had approximately 120 vehicle prowls. This was a growing problem last year and it continues to be this year, not just for Redmond, but for many surrounding areas. These mostly occur in large parking areas, but some occur in residential areas. Most occur in apartment complexes, gyms, grocery stores, restaurants, condos, churches, parking garages, shopping areas, parks, pools, and other areas where a prowler can search several vehicles in a small area.

Be sure to lock all doors, windows, lockers, and garages, and remove any valuable items that may be of use no matter how long you are parked or where you are parked: home, work, gym, store, etc.

Most items stolen from vehicles include: GPS units, GPS holders, credit cards, wallets, purses, cash, cell phones, cell phone chargers, tools, cosmetics, computers, bags, stereos, digital cameras, clothes, CDs, etc. As you can see all of these are preventable except for stereos if they aren't removable.

Please be on the lookout for any suspicious people in your neighborhood and out in public hanging around looking in several vehicles. If you notice or hear anything suspicious, please call 911 immediately. It's very difficult to catch prowlers because they happen in a matter of seconds. Don't react. Instead, observe and report license plate, car, direction of travel, clothes worn, etc. The more info the better.

  Since Thursday, Jan 22nd, several unlocked vehicles have been burglarized

All vehicles were parked outside and all were unlocked.

Please pay extra attention to what is going on in your community.

If you do see suspicious activity, there are 3 things you can do.

1) Make a report to the King County Sheriff at Precinct Two in Kenmore.

Local Sheriff, Robert Dorman, makes the following suggestions.

Let's Keep Tuscany Safe and Secure for everyone!!! Here are some things that you can do to keep yourself and others safe:

1. Make sure that your lantern street lights are not burned out!
2. Do not leave valuables in vehicles overnight
3. Lock all vehicles when parked outside of the garage.
4. Close the garage doors overnight
5. Lock the door from the house to the garage.
6. Be sure to turn your porch and driveway lights on as a deterrent
7. Report suspicious persons and activity to the King County Sherriff.

Tuscany HOA must come into compliance with Washington State RCW 64_38

              - Articles of Incorporation as a Non-Profit
              - Tuscany HOA By-laws
              - Potential for Tuscany HOA Rules & Regulations
              - Revised CC&Rs

  Tree Removal

Homeowners should note that before removing any trees on their property, King County should be contacted to get a tree removal permit.  This also applies to dying/leaning trees which require a hazardous tree removal permit.

Also note that the Native Growth Protection Areas within Tuscany should not be disturbed.  No vegetation should be pruned or removed and none of the areas should be entered.

Tuscany Homeowners' Association Budget Ratified

At the HOA meeting on Tuesday, December 2nd, the HOA budget was ratified and the current process to replace the playground equipment explained.

  Landscaping Update from Landscaping volunteer, Sophie Golds

I met with Jon Duran this morning, who is the new Teufel manager for Tuscany. He seems excellent and expects that his team will spend a full day working here each week from the Spring. We discussed the following issues:
 
Pruning of the cherry trees on the entrance Boulevard:
 The cherry trees should be pruned before the end of January which will smarten up the entrance boulevard area.
 
Damage to Monument Hedging by Snow: Both the 'Estates' and the 'Siena Woods' monument hedging have been damaged by the snow. The damage will be corrected by pruning and staking where possible but some replanting will be required (bids to follow).
 
Damage to Grass Verges by Cars/Trucks: There has been a lot of damage recently to the grass verges. Jon is going to put a bid together to have the damage repaired but since damage is happening daily currently I think we should wait a while. I have noticed that E&D Excavating our using the entrance boulevard to turn and park their trucks, which may be causing some of the damage. I spoke to the owner who said they are delivering to a property further on down 133rd ST and was of the opinion that we shouldn't worry since 'grass will grow back', however he did check with his drivers who said they are being careful - at least they know we are watching. Certainly the damage at the Estates was caused by a very large vehicle reversing. There is also a lot of damage to the grass at the first trail entrance of the development (just past the entrance sign on the rhs). There is no off-street parking there. Are we ok with them parking on the grass or do we want to stop it?
 
Fallen Trees: Thanks to whoever cut up the tree that fell in the wild grass area opposite the Siena Woods sign. David and I removed all the trees that that had fallen over the trail that we are aware of. Teufel will be removing the large branch that is blocking the trail entered on the north side of 129th Way.
 
Irrigation:  I have discussed cutting back the frequency of irrigation through the Summer, since it seemed excessive last year. Jon raised his concern that we are no longer using the gel packs for the cul-de-sac island, since we risk losing the new plantings. I know this was a previous board decision but am unsure if we are worried about keeping the plants alive. All information on rebates for upgrading sprinkler systems is available at http://www.savingwater.org/outside_sprinklers.htm I will look into this in the Spring.
 
Here is the current status of two other landscaping project:
 
Eagle Scout Community Project: Sean Richey has kindly volunteered to use his Eagle Scout community project to help improve our public trails. I have met with Sean Richey and his mom to discuss the possible scope of this project. As a minimum we hope to get one bridge repaired but the project may be extended.
 
Electricity Installation at Siena Woods Monument: PSE have processed our application forms and I am expecting to hear from Ernie Engen at PSE soon on the projected cost of the project and the proposed method of installation.

  Repair status of pothole at entrance of Tuscany

The pothole issue was previously reported to King County Department of Transportation, Road Services Division, Roads Maintenance Section.  Our request is documented as Citizen Action Request #09-000786 and has been dispatched to the Roads Maintenance Crew.

We are told with crews responding to the many calls for repairs from water damage it will be a few days before they get to individual potholes. You may call the 24 X 7 Customer Service Desk at 206-296-8100 or 800-KC.ROADS to check on the status of repair.

Be vigilant for suspicious activity in Tuscany

There have been some reports of suspicious activity in Tuscany recently involving vehicles and people.  Residents are encouraged to keep a vigilant eye on their own property and property of fellow residents.

Black Bear BLACK BEAR ALERT -- SEVERAL SIGHTINGS IN NEIGHBORHOOD

Seen July 8th, June 28th, June 6th, 2008.  There have been several sighting of a black bear in the Tuscany neighborhood including streets.

If you have a dangerous encounter with a black bear, you should contact the Washington Department of Fish & Wildlife at 1-877-933-9847.

Salient points
- take down bird feeders from April to October
- keep garbage in garages until the morning of pickup
- thoroughly clean outdoor barbecue grills and remove pet food from areas accessible to wildlife
